A trust is a contract between the manager of property (Trustee) the original owner (Grantor/Settlor/Trustor) and the beneficiaries of property. It tells the manager what to do and how to do it. It also sets forth the Trustee's power and limitations and directs when and how income and property should or must be distributed to the beneficiaries. In a modern trust, YOU can be the creator AND the Trustee AND the beneficiary. While it may sound silly for you to give yourself property to manage for your own benefit, the law views this as you having given your property away and owning nothing yourself (which is not really the case) which results in cost savings and added protections for your family.
A "living" trust is a trust created for you while you are alive and well, and continues after your death.
